Sự cần thiết của bảo vệ tòa nhà
Các nhà đầu tư mua các đô thị lớn, những địa điểm sầm uất, mật độ dân cư cao, đông đúc để xây dựng tòa nhà, cao ốc mang tốc độ siêu nhanh để đáp ứng nhu cầu xã hội. Có rất nhiều vấn đề phức tạp nảy sinh với những nhà chức trách và ban quản trị tòa nhà, chung cư cần giải quyết như: cháy nổ, giật điện, mâu thuẫn ẩu đả, đánh nhau, trộm cắp…
Tòa nhà tụ hội vô cùng nhiều người ra vào nên sự an ninh, an toàn của cư dân hoặc khách vãng lai phải được bảo đảm và đặt trên hết. Vì thế đòi hỏi phải bắt buộc sở hữu đội ngũ bảo vệ tòa nhà chuyên nghiệp trong việc kiểm soát an ninh, duy trì nội quy tòa nhà, đồng thời kiểm soát khách vào ra nhằm ngăn chặn những đối tượng đáng ngờ vào để phá hoại.
Vấn đề an ninh trong tòa nhà cực kỳ cần thiết nên được những công ty chú trọng. Đâu là phương án bảo vệ tòa nhà tối ưu? Để đảm bảo tòa nhà được bảo vệ an toàn thì đội ngũ nhân viên bảo vệ phải thực hiện các công việc gì?
Bảo vệ tòa nhà luôn được chú trọng.
Nhiệm vụ của bảo vệ tòa nhà
Công việc chính của bảo vệ tòa nhà là giữ gìn tài sản và bảo đảm an ninh tại mục tiêu. Đồng thời, công tác của bảo vệ cũng bao gồm việc kiểm soát số lượng và danh tính người ra vào tòa nhà.
Giấy tờ mà bảo vệ yêu cầu kiểm tra là chứng minh thư nhân dân của khách.
Ngoài ra, công việc bảo vệ còn đánh giá hệ thống điện, hệ thống phòng cháy chữa cháy, sở hữu nghĩa vụ phân chia ca trực để đảm bảo luôn mang bảo vệ 24/24.
Tất cả những hành động trên đều được bảo vệ báo cáo tới Ban quản lý của tòa nhà, tới Chỉ huy mục đích và đến Đội cơ động BSK để mang giải pháp phối hợp, xử lý kịp thời.
Cụ thể như sau:
- Nhân viên bảo vệ vị trí cổng chính: Cổng chính là vị trí quan trọng, cũng là nơi dễ xảy ra sự mất trơ thổ địa tự, an toàn cho cả tòa nhà giả dụ ko được giám sát chặt chẽ. Vậy nên công tác nhân viên bảo vệ tại vị trí này bắt buộc được thực hành một cách nghiêm túc và chặt chẽ.
– Đảm bảo an ninh tại khu vực cổng chính.
– Hướng dẫn khách ra vào và thực hiện đúng nội quy, quy chế của Tòa nhà (Bảo vệ tại cổng cần kiểm soát tất cả hoạt động ra vào tòa nhà duyệt y lối này. Tất cả toàn bộ hoạt động ra vào (của người và phương tiện) đều nên được kiểm tra, giám sát và buộc phải được cập nhật sổ sách, lưu trữ thông báo tại phòng bảo vệ, để mang thể truy xuất bất cứ khi nào).
– Ngăn chặn và phát hiện kịp thời người lạ mặt trà trộn vào Tòa nhà có những mục đích xấu.
– Đảm bảo cổng trong tình trạng đóng, chỉ được mở lúc người và dụng cụ đã được bảo vệ đánh giá đi qua.
– Đảm bảo những thiết bị an ninh luôn trong tình trạng hoạt động ổn định
– Điều phối các phương tiện giao thông, xe sở hữu đăng ký thì được phép chạy vào bên trong, xe không đăng ký hoặc taxi đậu ngoại trừ khu chung cư, tòa nhà.
– Làm thủ tục cấp phát thẻ và chỉ dẫn nội quy tòa nhà cho người trong tòa nhà, bảo đảm họ ko vận động các khu vực không phận sự.
– Duy trì nội quy, quy định của tòa nhà
– Đóng mở các cửa theo thời kì quy định của Tòa nhà.
– Tắt mở hệ thống ánh sáng đúng giờ theo quy định của Tòa nhà.
– Ghi chép diễn biến tình hình trong ngày, ghi chép sổ sách, biểu mẫu. Lập báo cáo lúc nên thiết. Báo cáo định kỳ tình hình ANTT.
– Giữ liên lạc, phối hợp có các vị trí khác cùng hoàn thành nhiệm vụ.
- Giám sát camara:
- Đảm bảo hệ hống camera luôn trong tình trạng hoạt động bình thường
- Không cho người lạ, người không có phận sự vào khu vực bảo vệ
- Giám sát một cách chặt chẽ, đặc biệt lưu ý những hình ảnh bất thường
- Nếu có người lạ lai vãng bên ngoài tòa nhà, lập tức liên hệ với đội tuần tra hoặc các vị trí khác phối hợp xử lý.
- Nếu phát hiện khói, lửa, chập điện, lập tức tiến hành các bước nghiệp vụ phòng cháy chữa cháy trong tòa nhà.
- Các băng thu hình phải đảm bảo được lưu trữ, cẩn thận tối thiểu 60 ngày hoặc theo quy định.

Các vị trí làm việc của bảo vệ tòa nhà
Mỗi tòa nhà sẽ có những chức năng khác nhau. Vì vậy, để đảm bảo tòa nhà được bảo vệ an toàn, đội ngũ nhân viên cần được phân chia để bảo vệ chuyên sâu từng khu vực và thực hiện đúng nhiệm vụ theo vị trí phân công.
Thông thường, trong phương án bảo vệ tòa nhà, đội ngũ nhân viên bảo vệ được phân thành các vị trí khác nhau như:
Bảo vệ cổng chính tòa nhà.
Bảo vệ đại sảnh tòa nhà.
Bảo vệ thang máy.
Bảo vệ trực các tầng lầu văn phòng.
Bảo vệ trực camera giám sát.
Bảo vệ tuần tra các khu vực.
Bảo vệ nhà xe và cửa văn phòng.
